Terms of service

These terms are between you and Winlex (ABN 25910096373), trading as Home Decoded. Using the service means you accept them.

The most important term

Explains the reports you already paid for and prepares your questions for your professionals. Not legal, building, or financial advice; not a substitute for a conveyancer or inspector.

We are not lawyers, conveyancers, licensed building inspectors or pest inspectors, and nothing we produce is legal, building, pest or financial advice. Our reports are an aid to reading documents you already have and a way to arrive at better questions for qualified professionals. Do not make a decision to bid, buy, or walk away on the basis of our report alone. Get professional advice.

What the service does

You upload property documents. We use an AI model to read them and produce a structured report in plain English, in which every finding carries a verbatim quote and a page number. We verify each quote against the document’s text layer where one exists; quotes read from scanned page images cannot be verified that way and are marked as such in the report.

AI output can be wrong. It can misread a table, miss something a human would catch, or draw an inference that does not hold. The quotes and page numbers exist precisely so that you can check us against your own document, and you should.

Credits and payment

  • The service is sold as credits: $19 for 1, $49 for 3, $129 for 9. All prices are in Australian dollars and include GST.
  • Credits do not expire and there is no subscription.
  • Larger document bundles cost more credits. The exact number is shown to you before you confirm, and we never charge more than the quoted number, even if the analysis costs us more than expected.
  • Credits are consumed on success only. If an analysis fails, no credit is taken.
  • Payments are processed by Stripe. We never see your card details.

Refunds

Because credits are only ever consumed by a successful analysis, a failed run needs no refund — there is simply no charge. For unused credits, or if a report is materially not what we described, contact us and we will refund you. This sits alongside your rights under the Australian Consumer Law, which we cannot and do not exclude: our services come with guarantees that cannot be excluded under the ACL.

Your responsibilities

  • Only upload documents you are entitled to upload. Most property reports are provided to you as a prospective purchaser; you are responsible for confirming you may share yours with us.
  • Don’t upload anything unrelated to a property transaction, and don’t attempt to use the service to obtain legal advice we have told you it cannot give.
  • Don’t attempt to break, overload, scrape or reverse-engineer the service, and don’t resell reports as your own professional advice.
  • Keep your account secure. You are responsible for activity under it.

Your content and ours

Your documents remain yours. You grant us the limited licence needed to process them and produce your report — no more. Your report is yours to keep, use and share.

The service itself — the software, the prompts, the report structure and the design — remains ours.

Availability

We aim to keep the service running, but we don’t promise it will be uninterrupted or error-free. An analysis takes several minutes and depends on a third-party AI provider that can be slow or unavailable. If a run fails, you are not charged.

Liability

Nothing in these terms excludes, restricts or modifies any guarantee, right or remedy you have under the Australian Consumer Law. Where we are permitted to limit our liability, our total liability to you for any claim is limited, at our option, to re-supplying the service or refunding what you paid for the analysis the claim relates to.

To the extent permitted by law, we are not liable for indirect or consequential loss — for example, a property purchase you did or did not make, the price you paid, or costs you incurred as a result. The decision to bid is yours and your professional advisers’.

Ending your account

You can stop using the service and ask us to delete your account at any time. We may suspend an account that breaches these terms; if we do so without cause, we’ll refund unused credits.

Governing law

These terms are governed by the laws of New South Wales, Australia.

Changes

We may update these terms. If a change materially affects your rights, we’ll tell you rather than relying on you noticing the date at the bottom of this page.
