It reads the property reports you’ve already paid for — building, timber pest, strata, contract of sale — and turns them into plain English, with the exact quote and page behind every single finding so you can check it against your own document.
Is this legal or building advice?+
No, and it can’t be. We’re not lawyers, conveyancers or licensed inspectors. What we do is explain what your documents say and prepare the questions worth putting to the people who are qualified. Every report says this on every page, and it isn’t boilerplate — it is the actual limit of what this can do for you.
How long does it take?+
Eight to fifteen minutes for a full decode of four documents, including the scanned attachments where the real findings usually hide. We’d love to say seconds. Reading 300 pages properly takes longer than that, and the alternative is skimming. You can close the tab — the analysis keeps running and the report is waiting when you come back.
How accurate is it?+
Every finding carries a verbatim quote and a page number, and we machine-check each quote against the document’s text layer before the report is built — a finding whose quote doesn’t match is dropped, not shown. That catches fabrication, which is the failure mode people fear most. It does not make the interpretation infallible: “what the document says” and “what it might mean” are labelled separately for exactly that reason. Treat the first as reliable and the second as a well-informed starting point for a conversation with your conveyancer.
What about scanned pages?+
Half a strata report is often scanned images with no text layer. We read those too, from the page image — but we can’t machine-verify a quote against a text layer that doesn’t exist. Those findings are badged read from a scan — verify against the original so you know which ones to double-check. We flag them rather than quietly mixing them in with the verified ones.
Which documents can I upload?+
Building inspection reports, timber pest inspections, strata inspection reports and contracts of sale. Up to four documents, 300 pages each. PDFs only — if yours is password-protected, remove the password first, because we can’t open it.
Does it work outside NSW?+
Partly, and we’d rather be straight about it. NSW is the market we’ve built for: the strata legislation, the contract structure, the planning certificates. Documents from other states are still decoded — a defect is a defect anywhere — but anything state-specific gets flagged for your conveyancer rather than ruled on. If you’re buying interstate, treat this as a strong reading of your documents, not a local legal check.
What happens to my documents?+
They’re deleted the moment your report is ready — usually within the hour, and automatically swept if anything goes wrong. They never pass through our website at all: your browser uploads them straight to private storage. Your report keeps short quoted excerpts (that’s the whole point of it) and is stored until you delete it. We mask personal names where we detect them, and we never store the full text.

No. Your documents are sent to Anthropic to be analysed and are not used to train models. We don’t keep a copy to train anything of our own either — there is nothing to train on, because we delete them.
What does it cost?+
$19 for a quick scan of one document, $49 for a full decode of up to four, $129 for three full decodes. Credits never expire and there’s no subscription. Bundles over 200 pages use extra credits, and we show you the exact number before you confirm.

You’re not charged. Credits come off on success only, so there’s no refund to chase — there’s simply no charge. If a run fails halfway we resume from where it got to rather than starting again.
